The first step in establishing an agent/client relationship with a buyer is to complete the Buyer Agency Agreement. We cannot legally represent a buyer, and advocate on their behalf, without this Agreement. After we have developed a rapport with a customer, we will want to talk to them about the importance of having this agreement in place, so that we may represent their best interests. A buyers agency agreement is also the law. This agreement MUST be signed prior to showing a home to a prospective buyer.
There are 4 forms which should be sent to all buyers for their signature(s):
A market specific Buyers Agency Contract, Agency Disclosure, Affiliated Business Arrangement Disclosure, and a Household Real Estate Buyers Agency Addendum. As a 5th document please include the wire fraud warning to protect your clients.
