When you use a showing agent to show a home to a buyers client, you must/should make the following disclaimer to your buyer client. “You may have told my showing agent about items that you want in your purchase agreement. I cant know forsure that the information was delivered to me properly, therefore, lets both assume that you provided no information to my showing agent, that way there are no mistakes made.” This could be an issue if for example you hired someone to show a property to one of your clients and they wanted to make an offer and they told your clients that their offer price is to include the outside deck furniture. If you don’t write that up in the offer, who is responsible?
Use of showing agents outside of our firm or working as a showing agent for another firm requires approval of Household Real Estate, LLC. We’ll require you hold your own insurance coverage in the event of a claim resulting from using a showing agent of another firm or being a showing agent of another firm.
