The first step in establishing an agent/client relationship with a buyer is to complete the Buyer Agency Agreement. We cannot legally represent a buyer, and advocate on their behalf, without this Agreement. After we have developed a rapport with a customer, hopefully after the 1st or 2nd tour, we will want to talk to them about the importance of having this agreement in place, so that we may represent their best interests. The Agreement may be cancelled by a buyer at anytime, so they should not feel any sense of legal obligation to us.
There are 4 forms which should be sent to all buyers for their signature(s):
A market specific Buyers Agency Contract, Agency Disclosure, Affiliated Business Arrangement Disclosure, and a Household Real Estate Buyers Agency Addendum. As a 5th document please include the wire fraud warning to protect your clients.
