FAQ’s
- Are there any monthly, quarterly, annual, or start-up fees?
No. There are no monthly, quarterly, annual, or start-up fees, no royalties, and no franchise fees. Originators cover their own business cards. We charge a single line-item compliance fee of $899 on each closed loan, that’s it. - What is the split?
You are paid 2% of the loan amount (200 bps) on every loan you close, less the $899 compliance fee. - Will my compliance fee go up?
No. We will not raise your fee. - Do you offer other incentives for high-volume originators?
Yes. If you’re a high-volume originator, we offer company contributions toward your operational and advertising costs. - Do you provide office space?
Yes. We offer unlimited, unscheduled use of our open office areas (first come, first served) during business hours at 41800 Hayes Road, Clinton Twp, MI 48038. There are two conference rooms, and a divider opens to make one large conference room. Originators can use the open desks if available or the conference rooms, and may meet borrowers and referral partners at the office. Originators who want a private 24/7-access office can rent space at a discounted rate. - Are there any required meetings?
No. There are no required meetings; we offer an optional weekly office hours meeting. We do require an orientation at the beginning and compliance training (TRID, fair lending, and our loan origination system) before you take your first application. We expect our originators to be HYPER FOCUSED on compliance and fair lending. - Can you acquire my existing mortgage company or branch?
Yes, let’s talk. - Are there any production minimums?
No, but we do expect our originators to be actively originating. - What about compliance?
Compliance and clean file submission are of critical importance. We’re looking for individuals who care about doing things by the book, ask questions, and ask for help when they don’t have the answers. Compliance is KEY. - What about leads?
Generally, we expect those who join our company to be marketing independent. We provide the support listed here. Being a loan originator requires a level of entrepreneurial spirit; we provide the support and tools to enhance that spirit. - When can I get broker phone support?
You can reach us by phone from 9 am to 6 pm Monday through Friday, or after hours by appointment. - Can I use my own processor?
Yes. Our in-house processing team is excellent, but you’re free to use an approved contract processor of your choice or process your own files. - Do I need to maintain my own NMLS license and continuing education?
Yes. Your individual NMLS license, annual renewal, and continuing education (8 hours federal plus any state-specific hours) are yours to keep current and are required to remain a Cranbrook originator. - Can I originate jumbo, non-QM, or commercial loans?
Yes, we offer a broad residential lineup including conventional, FHA, VA, USDA, jumbo, and non-QM options. Commercial? Let’s talk. - What about referral fees?
Under RESPA, no one may pay or receive a fee for referring settlement service business, that includes real estate agents, builders, and title companies. Refer and be referred freely; just never for a fee. - Can I be both the real estate agent and the loan originator on the same transaction?
Yes, but you may never originate a loan on a property you are buying yourself. - How do I get paid?
Compensation is paid through payroll on our bi-weekly schedule for loans that have funded. Submit the online payroll request form on our website along with your closed loan documents. - How do I submit new loans?
Every application is entered into our loan origination system upon receipt from your FNM 3.4 file, so the Loan Estimate goes out within 3 business days. Compliance is the key to making sure the community of Cranbrook originators maintains this opportunity. - Can I hang my MLO license with Cranbrook as a part-time or low-volume originator?
Yes. There is no monthly fee, so there is no penalty for a slower pipeline. We do expect every sponsored originator to stay compliant, complete CE, and remain actively engaged. - Can new originators join?
Yes. Originators with one or more years of experience are welcome, though we expect our originators to be marketing independent, which may not be typical of a new originator. - Is there any training available?
Yes. We provide recorded training covering all aspects of your mortgage business. Many of your trainings come from our wholesale lending partners, including loan products and guidelines, pricing, and our loan origination system. We expect our originators to be marketing independent. - Can I originate anywhere in Michigan?
Yes. Cranbrook Loans is available to any licensed Michigan MLO anywhere in Michigan, plus Georgia, Florida, and Ohio. - I’m in the middle of a loan, can I transfer it?
A loan in process stays with the lender that took the application; it can be transferred if they are ok with it. Once your sponsorship is active, your borrower can apply with Cranbrook, and we’ll make that transition smooth. - Can I discount pricing for a borrower?
Not if you’ve already quoted them, only if you want to offer discounted pricing at the initial engagement. Pricing exceptions are handled by the company under written policy. Your compensation stays at 2% either way. - Does Cranbrook Loans have a consumer website?
Yes, https://cranbrookloans.com - Do I really earn 2% on every loan?
Yes, you genuinely earn 200 bps on every closed loan, less the $899 compliance fee. We charge no (zero) monthly, quarterly, or annual fees. - Does your company offer technology?
Yes, we have an excellent technology package: a GHL CRM, BytePro, and an online application and pre-approval system your borrowers can complete 24/7. Because we’re closely affiliated with a real estate brokerage and a title company, you also get built-in referral relationships. - Can my loans close at the office?
Yes. Loans can close at our 41800 Hayes Road, Clinton Twp, MI 48038 location. - Will you train me from scratch?
Maybe. We may have teams who would take on a new originator. That being said, let’s talk. - I’m currently a struggling originator and can’t generate loans. Can you help?
Maybe. We need to understand the reason behind it. Let’s talk. - I like your compensation plan, but you’re not in my state?
Let’s talk. We may consider getting licensed in your state. - Can I work with real estate agents and other referral partners?
Yes, we highly recommend it, within RESPA guidelines. We’ll show you co-marketing that’s compliant and effective. - What if I want to leave for another company or start my own?
We understand things don’t always work out, or maybe you aspire to build your own shop. If you leave for any reason, every loan in your pipeline that funds with Cranbrook is paid at your same compensation. Loans in process can stay with Cranbrook, but we’ll keep the transition professional for your borrowers. If you want to start your own mortgage company or real estate brokerage, we’re happy to help, and we’d love to stay your real estate or title partner.
